Dig anywhere inside the old town and you are digging somewhere historically important. The programme has to allow for it.
The town’s Saxon defences and the remains of the castle are scheduled monuments, and the historic core they enclose is one of the best-preserved burh layouts in the country. Ground works inside it routinely carry archaeology conditions — a written scheme of investigation agreed before work starts, a watching brief during excavation, and the possibility of a pause if something significant turns up. Foundation design often follows the archaeology rather than the other way round.
Above ground the centre is a conservation area with a large number of listed buildings around the Market Place, St Martin’s Street and the High Street, and consent conditions apply to shopfronts, windows and materials. The streets are narrow and the market square is in regular use, so deliveries are timed rather than simply booked.
The Thames forms the eastern edge of the town, and land along it is in flood zones two and three. Out on the Hithercroft industrial estate the constraints are simpler — occupied units, service yards in use and a programme that has to keep tenants trading.
