Two rivers, one trunk road and a town centre older than most of Oxford. Each of them lands on the programme.
The Thames runs along the south of the town and the Ock joins it there, and a good share of the low ground either side sits in flood zones two and three. Finished floor levels, surface-water attenuation and sustainable drainage are frequently planning conditions in their own right here, and they are far cheaper to design in than to argue about after the ground works have started.
The town centre around the Market Place, County Hall and the Abbey buildings is a conservation area with a dense run of listed buildings. Shopfronts, rear extensions and even internal alterations touching historic fabric carry consent conditions, and the narrow streets behind Bridge Street and East St Helen Street make deliveries a matter of timing rather than space.
Most of our Abingdon work is on the business parks and industrial estates off the A34 and Drayton Road, and on the science-led sites around Culham a few minutes east. There the constraint is the A34 itself: the Marcham and Lodge Hill junctions back up at peak, and a concrete pour or steel delivery has to be booked around them.
