In short

A loft conversion turns unused roof space into a habitable room, usually a bedroom, bathroom or office. It needs new floor structure, a permanent staircase and fire protection through the house.


FF Construction delivers dormer, mansard and hip-to-gable loft conversions across Oxfordshire and the Thames Valley, from £50,000 to £120,000. Most of the work happens from scaffolding outside, so you can usually stay in the house throughout.

Scope

What does a loft conversion include?

Everything from checking the head height to the completion certificate, under one contract.

  • Head height and structural feasibility check
  • Planning or permitted development drawings
  • Structural calculations, steels and new floor joists
  • Building control submission and inspections
  • Party wall notices where the roof adjoins a neighbour
  • Dormer, mansard or hip-to-gable roof construction
  • New staircase, fire doors and a protected escape route
  • Insulation, electrics, plumbing, en-suite and all finishes

Choosing

Dormer vs mansard

Both add usable headroom. The difference is how much, and how much of the roof is rebuilt to get it.

A rear dormer is the most common option and is usually possible under permitted development. A mansard rebuilds the roof slope almost vertically for the most floor space, but it nearly always needs planning. It is common on terraced houses in Oxford.

Dormer

  • Box extension on the rear roof slope
  • Often permitted development
  • Shorter programme, lower cost
  • Good headroom for a bedroom and en-suite
  • Front roof slope stays as it is

Option B

Mansard

  • Rear roof slope rebuilt near vertical
  • Almost always needs planning permission
  • Most usable floor space
  • Often more acceptable in conservation areas than a large dormer
  • Longer programme and higher cost

Process

Five stages, one appointment

We tell you on the first visit whether your loft has the height to convert. If it doesn't, you've spent nothing.

  1. Loft survey

    Free, about an hour. We measure the head height, check the roof structure and staircase position, and give you a budget range.

  2. Drawings and approvals

    Drawings, structural calculations, and a planning application or lawful development certificate, plus building control and any party wall notices.

  3. Fixed price

    A written price against the approved drawings and specification. It doesn't move unless you change what you asked for.

  4. Build

    Scaffolding and roof works first, with access from outside. The staircase is cut through near the end, so the disruption inside the house is kept to the last few weeks.

  5. Handover

    The building control completion certificate, electrical certificates and warranties on the day, and return visits at three and twelve months.
