A full house renovation brings a whole property up to date in one project, including structure, services, layout and finishes. It is planned as a single programme instead of a series of separate jobs.

FF Construction renovates houses across Oxfordshire and the Thames Valley, from £15,000 to £70,000. We often combine a renovation with an extension or loft conversion. Doing everything in one sequence means nothing gets built twice, and no trade undoes another's work.

Scope

What does a full house renovation include?

Everything from the first survey to the end of the defects period, under one contract.

  • Full strip-out and removal of old services
  • Complete rewire, replumb and new heating system

Choosing

Living in vs moving out

The difference is time and cost against convenience. An empty house is faster and cheaper to build in, but you need somewhere else to live for the duration.

Staying in suits smaller renovations that can be phased floor by floor. Moving out suits anything that involves a full rewire, replumb or structural work across the whole house, where living on site means weeks without a kitchen, bathroom or heating.

Process

Five stages, one appointment

Surveys come before prices. Anything we find behind the walls is priced before you commit, not after.

  1. Site visit and budget range

    Free, about an hour. We walk every room with you, talk through what you want the house to become, and give you a budget range.

  2. Surveys and design

    An asbestos survey, a condition report and measured drawings, then layout design with your architect or ours, and any planning or listed building consent.

  3. Fixed price

    A written price against the agreed design and a room-by-room specification. It doesn't move unless you change what you asked for.

  4. Build

    Strip-out, structure, first fix services, plastering, second fix and finishes, in that order and never out of sequence. A named site manager is on site full time, with a weekly director visit.

  5. Handover

    Electrical and gas certificates, building control sign-off, warranties and manuals on the day, and return visits at three and twelve months.
