Reading those conditions properly before pricing is the single biggest thing that separates a deliverable programme from an optimistic one.

The distribution and logistics work off junction 9 is straightforward in structural terms — long-span portal frames, large slabs, service yards — but unforgiving on tolerance and drainage falls, and the yards have to work for articulated vehicles from day one. Getting the slab and the falls right first time is most of the job.

Retail is the opposite. Bicester Village and the units around it operate tight access and trading restrictions, with deliveries confined to windows outside opening hours and a finish standard that is inspected hard. Work there is planned around the centre’s calendar, not ours.
