Thame’s long, wide High Street is a conservation area lined with listed buildings, many of them timber-framed behind later brick or render fronts. Opening up almost always reveals more historic fabric than the survey showed, so we allow for it in the price and the programme rather than treating it as a variation. Repairs are matched in materials and method, and consent conditions usually say exactly how.

The street is also the town’s market place. The weekly Tuesday market and the regular farmers’ markets take over much of the High Street, and deliveries, skips and scaffold have to be planned around them. The town has its own neighbourhood plan too, which sets expectations on design, parking and the use of town-centre buildings that go beyond the district’s policies.

On the industrial and business estates off Rycote Lane and the ring road the work is more conventional — warehouse, workshop and office units, often with the occupier still trading. Heavy deliveries come in from the M40 at junctions 7 or 8, and the route through the villages matters for anything oversized.
