01 — The brief
Refurbish it without closing it
Nine consulting rooms, a treatment room and the whole reception needed stripping back and rebuilding, in a practice that could not stop seeing patients for a single day.
Closing the surgery would have moved eleven thousand registered patients to practices already at capacity. The programme had to absorb that constraint rather than ask the client to.
02 — Delivery
Two rooms at a time, behind a sealed wall
Work was phased in pairs of consulting rooms, each pair sealed behind a temporary partition with its own negative-pressure extract and its own entrance from the rear car park.
Noisy work was booked into the practice’s protected learning afternoons, agreed a month ahead against the clinical rota. Dust monitoring ran continuously on the patient side of every partition.

03 — The outcome
Not one cancelled session
FF Construction completed the £980,000 refurbishment of Summertown Medical Centre in April 2025, across 22 weeks, without the practice cancelling a single clinical session.
All nine consulting rooms, the treatment room and reception were handed over in use. The practice has since commissioned us for its branch surgery.
