01 — The brief
Four units, and the terrace stays open
Cat A refurbishment of four adjoining retail units — shopfronts, services, floors and ceilings — on a terrace where two of the four were trading throughout and the other two were being marketed.
An empty terrace lets far worse than a busy one. Keeping the parade looking occupied was worth more to the client than finishing a month sooner.
02 — Delivery
Two dark, two trading, then swap
The units were taken two at a time, with hoarding designed as marketing boards rather than plywood, so the closed half advertised the parade while it was being worked on.
Deliveries came through the service yard before 9am. The shared roof void was firestopped as each pair was completed, rather than left as a single package at the end.

03 — The outcome
Three of four let within the year
FF Construction completed the £640,000 Cat A refurbishment of all four St Ebbe’s units in May 2024, across 30 weeks, with no trading days lost by the tenants who stayed.
Three of the four units were let within twelve months of completion. The client has since brought us two further parades.
